Hello! Thank you for contacting the Northwest Housing Association (NHA) regarding the purchase of your next quality factory-built manufactured home! The NHA staff and our members (manufacturers, retailers, finance and associates) are here to assist you with your current housing needs!

On the NHA website of todaysmanufacturedhome.com you have several resources to guide you in planning your American Dream of Home Ownership.

Please click on the Members section to learn about the seven NHA manufacturer members and discover more on what you want in your home (single, double wide, multi-section).

Next, click on the Members section and select the NHA retailer members that carry a number of the manufacturer floor models available to you as a consumer. There are several floor plans from entry-level, mid-ranged and premium amenities packages available to you! Feel free to call the NHA retailer dealerships and or stop by multiple retailer locations to plan and purchase a manufactured home.

Whether placing your manufactured home on private acreage or seeking out manufactured home communities, you’ll want to do your research to navigate your budget, timeline and coordination of housing professionals that will result in your vision and the place you will call home.

Bulleted below are just a few projected time commitments that you may want to factor in an approximate 12 – 16 month initial start to completion timeline! The time it takes to buy and site a manufactured home will vary based on your location and circumstances. Please consult with your NHA retailer dealer to further provide realistic expectations. Here’s a general timeline that may be helpful.

Projected Timeline: buying and siting a manufactured home

Note that in today’s housing market of supply and demand, you can come to expect the following time expectations (initial start to completion):

  • One month: Meet with your bank or financial institution to gather a pre-approval letter for your home loan and/or home with land construction loan. The worksheets page will be helpful in addressing land purchase price or manufactured community fees (HOA and monthly lease), purchase price of the manufactured home, costs associated with getting your property pre-ready for set-up / utilities access to the home location and final wish list (decks, garage, landscaping, road access, etc…).
  • Two to three months: Homeowner submits an application for the building permit from the local municipality (city or county). Permits can sometimes take two to three months to review and approved by the building officials and site specialists, engineers, and professionals you hire.
  • One month: Plan a good month in taking time to visit on the phone and schedule time for live model home viewings at the Northwest Housing Association retailer dealerships. You’ll want to take the time to experience several floor models and get multiple bids for the manufactured home of your dreams.
  • One month+: It may take a few weeks to prepare your home site prior to the retailer coordination of home delivery and certified installer conducting set-up and final inspection, as well as utilities connected.
  • Six to twelve months +: Plan at least six months post your initial deposit payment for your factory-built manufactured home to be built and shipped from the factory to your future home location.

Your NHA retailer dealer is your specialist in helping you make your house a home and your future dwelling! Your NHA retailer member will also be able to assist with other planning, budgetary and additional contractors to meet possible additional housing resources like roads, water development, landscaping, fencing, decks, garages and more.
